The Survey Report and P.S.I is not only there to assist you in making reasoned and informed decisions on whether or not to purchase the property, but also can be used as a negotiation tool. It is important to remember that we are instructed by you and work only for you. We have no conflicting loyalty to developers, contractors, owners, estate agents, lawyers or town halls.

What we will do is meet you at the property that you are viewing and walk around it with yourself, no time limit, explaining what we think, be it both positive and negative. If you are not able to be there, we will again go around the property, no time limit, and conclude what we have found into a document together with photographs.

What Are the Different Types of Survey Reports?

Valuation Surveys and Property Valuation Reports

This type of report covers only basic factors, such as the property’s location, age, type and general state of repair. However, it is important to remember that this report doesn’t guarantee that the property is structurally sound and that there are no serious defects. However, only major defects that will effect the value of the property will be noted.

Property Valuation ReportsA Valuation Report gives a true opinion of the market value in Euros at the date of Inspection, without just applying the average rate per sq m formula. When producing a Valuation Report, we take into account the following:

  • The asking prices of similar properties in the same location.
  • The strength of the property market.
  • Any special features of the property.
  • Condition of the property and of the comparables.

Unless stated otherwise, all our market values will be calculated subject to the following definition - "The estimated amount for which a property should exchange on the date of valuation between a willing buyer and a willing seller in an arm's-length transaction after proper marketing".

After our investigations at the property, we then provide a written report in English, together with digital photographs showing any defects that we might find. If it is necessary we can arrange for a more in-depth investigation thereafter, depending on what we find and what your wishes are.

Building Surveys

This service provides you with the full picture with regards to the construction and condition of any property you choose to have this service. Our Survey includes full technical detail along with the whole range defects, either minor or major that might have arisen.

Such types of Surveys are normally used when the property has been extensively altered, is unusually constructed, dilapidated or has major renovations planned. Our fee for this service starts from 600€ + IVA (21%).

Staged Progress Surveys
